Rent distribution and turnover per type and object

In the BEX PMS, reservations, and thus also rent, are automatically distributed among objects. It depends on your chosen placement strategy whether reservations are placed on objects so that revenue is distributed evenly or so that gaps in your planboard are minimised, thereby maximising occupancy. Any priority level you set per object can overrule each strategy.

How are reservations distributed?

In most cases, a guest makes a reservation for a type, meaning the BEX PMS allocates the reservation to an object of that type according to the placement strategy you determine in the bookings tab of your administration settings.

Reservations with a preference

If you allow your guests to book a specific object, the reservation will be made for that object regardless of your placement strategy and priorities. You can still move the reservation.

You can influence the placement of reservations by setting priority levels per object. Reservations are then first made on objects with a higher priority, followed by medium and low priority objects. Be sure to enable this in your administration settings.

Overview of rent distribution

The rent distribution shows types as well as their turnover for the last 12 months per month. This means you can compare last year's turnover with this year's. Only confirmed reservations within this period are included in the turnover, meaning unconfirmed reservations, options and blocked periods are excluded.

The rent distribution is shown according to period of stay, not the creation date of the reservation. Suppose a reservation was made in August for a stay in September. The reservation as well as its turnover are shown in the month of September.

Hovering your cursor over a particular month gives you insight into its turnover. By clicking on the month’s block, you go to an overview of the reservations made for the type.

You can also view the turnover of an underlying object. Click on a type for its objects to be shown. If necessary, you can also use the search bar here.

A reservation may overlap, i.e. start in one month and end in another. In that case, rent will be divided proportionally over these two months. The rent is always shown exclusive of VAT. Any discount will be deducted from the rent. The rental distribution is updated every night.
