How to install the app?
Once logged into your Booking Experts PMS, go to the App Store in the light green menu bar. To do this, click on the market stall icon. Type 'Airbnb' in the search bar and click on the appropriate result. You are now on the app's detail page. Click the green ‘+Install’ button to install the app.
In the next screen, you’ll be asked to login to your Airbnb host account, or create a new one. The name of your host account is the name used to advertise your listings.
Once you’ve done this, your host account is listed in Airbnb. Use the button 'Connect with Airbnb' if you want to add another host account.
If you are new to BEX PMS, and previously used other booking software that also had a connection to your existing Airbnb account, please make sure that this access is removed before trying to connect this same Airbnb account to BEX PMS.
Log in at Airbnb, go to Account settings > Privacy > Connected services, and click the button to remove access where appropriate.
Complete the settings
The next steps to complete the setup are to link your administrations and add listings. After that, edit your listing settings, and view your offer on Airbnb.
Link administrations
Click the user ID of the Airbnb host for which you want to link administrations. Enable one or more administrations, and choose which currency you want to use. You can use the blue 'Edit' button to add another administration at a later point in time.
Via the ellipsis button for each administration you can disable all listings of this administration, making them inactive, or delete the entire administration. Click 'Edit' to change the currency used, set up a confirmation message with a link to your guest portal for your Airbnb guests, and determine whether this message is sent automatically upon confirmation.
This confirmation message is the only message to your guests that you can set up through the Airbnb integration app. Any other communication with your guests has to be done through your Airbnb host account. For more information, go to the Airbnb Help Centre.
Add listings
Click the name of your administration to view its details and start adding listings. Click '+Airbnb listing' and choose whether you want to reconnect listings that are already present in your Airbnb host account, or create new ones.
If you create new listings, you can quick select entire segments to create a listing for each type in that segment. It is also possible to make an individual choice for each type. There is no need to specify objects within types.
Edit settings for each listing
For each listing, there are several actions available through the ellipsis button. When adding the listing for the first time, it is important to check the settings available in the 'Edit' form. These concern pricing, cancellation policies, instant booking, and check-in instructions.
You can choose to use all-in prices that include all mandatory costs, or use a base rent option that splits the mandatory costs according to type. Both taxes and costs that are set up to be paid on site can be indicated separately. The daily price is a backup in case the price list is not filled.
Guests cannot book optional extras through Airbnb. To offer extras to your guests, make sure you send them a link to your guest portal by way of the confirmation message. In the guest portal, your Airbnb guests can upgrade their stay.

Airbnb’s instant booking feature allows automatic confirmation of reservations, for everyone or only for guests with good ratings. Disable to manually confirm reservations.
Leave check-in instructions to let your guests know what to do upon arrival. Tip: Enter the information in the text field in multiple languages, because these instructions will not be automatically translated.
Content synchronization: choose which information you want to automatically synchronize from BEX PMS to Airbnb. The choices range from advertisement details to costs and taxes.
Other actions:
Show in Airbnb: This link will take you directly to this listing in your Airbnb account. Any edits made here overrule your settings in the Airbnb app.
Send prices and availability / Synchronize photos / Synchronize listing details: Using these options you can manually update the Airbnb listing with the various data that is available in your PMS for this type.
Disable listing: Use to de-activate this listing.
Check whether your listings are verified
If the overview of listings in your linked administration shows red warning dots, this means that your listings have not been verified pending regulation requirements, and are not yet bookable through Airbnb. Click the name of these listings, and you’ll find a notification with a link to your Airbnb host account where you can get your listing verified.
These warning notifications may take some time before they show in the Airbnb app. Be proactive and check the verification status of your listings directly in your Airbnb host account!
Check mandatory costs with a 'per person' price calculation
Airbnb does not count 'babies' in any mandatory costs that have a 'per person' price calculation. That means that there is going to be a price difference if you have any mandatory costs that apply to babies and use the 'Base rent' pricing option in your listing.
To solve this, either set up a dedicated mandatory cost for the Airbnb channel that does not apply to babies, or use the 'All-in prices' pricing option as a workaround.
Easy price check: go to the new reservation form in your PMS, select a random object/date, and toggle the channel dropdown at the bottom of the form back and forth between Backoffice and Airbnb to see if the price changes in the overview.
