Creating a pool
When creating the pool itself, there are limited settings available regarding the handling of owner reservations and cost items. Other pool system settings are determined in the pool commission agreement.
Go to 'Pools' in the Owners module. Create a new pool or edit an existing one.
You do not add objects to a pool directly.
- A pool is linked to a pool commission model.
- This commission model is applied to multiple owner agreements and their associated objects.
- These objects then become part of the pool.
Point calculation
If you enable 'subtract points for blocked periods', you can apply this to all blocked periods or only to specific kinds of blocks. With the latter option, you can select any that have been entered under 'Out of order types' in your organization settings.
If you enable 'subtract points for owner reservations', points will be deducted for all owner reservations. However, you can add a specification that means no points are deducted if an owner books shortly before arrival, when the chance of getting a regular booking for those dates is low. If an owner books X days before arrival, no pool points will be deducted.
Payout
With the option 'Pay owner reservations in full to the owner', you can ensure that any income from an owner reservation is paid back entirely to that specific owner, instead of the income being distributed according to the regular pool distribution.
Settling cost items in the pool
Here you can add cost items for which the income must be (partially) passed on to the owners via the rent settlement. For each cost item, you determine what percentage of the cost item income is distributed among the owners in the pool; the remaining part of the income is retained by the park.
In the pool commission agreement, you can also settle cost items; however, those amounts are not distributed within the pool but are passed on directly to the owner of the object to which the cost item is linked.
