Setting owner commission percentages
When creating commission agreements for owners, both 'Percentage over rent' and 'Pool system' need to include a percentage of commission that you charge over the amount to be paid out to the owner. Percentages can vary depending on reservation channel, and there are different ways to calculate VAT.
Standard and custom commission percentages
This is unrelated to any commission that is charged by channels as payment for the use of their platform.
There are two standard commission percentages for two groups of channels, and any custom percentages set per channel always take precedence over those.
The standard commission percentage applies to reservations that are booked via the backoffice, the owner’s promotion link, or via the owner's portal. These reservations are often for the owners themselves, or for guests with a direct link to the owner.
The standard commission percentage for bookings made through an external channel applies to all other reservations.
Use custom commission percentages to specify a deviating commission percentage for reservations made through a specific source channel.
Your own website is also considered an external channel, because anyone can make a reservation here.
Charging VAT over commission
There are three ways to calculate the commission amount and the applicable VAT. See below for calculation examples (using Dutch VAT rates).
Commission over net amount (default)
The commission percentage is applied to the rent amount to be settled, exclusive of VAT. Then, the commission amount is increased with the applicable VAT rate.
Commission over gross amount (cannot be deselected)
The commission percentage is is applied to the rent amount to be settled, inclusive of VAT. The commission amount is then deemed to be inclusive of VAT, and will not be increased further.
Increase commission over gross amount with VAT
The commission percentage is is applied to the rent amount to be settled, inclusive of VAT.
Then, the commission amount is increased with the applicable VAT rate.
Calculation examples for commission and VAT
Net amount
The reservation has a rental amount of € 1000, which includes 9% VAT (paid by the guest). The commission the park receives is set at 20%, and the VAT rate on the commission is 21%. The rent settlement is calculated as follows:
